Septic system installation across the CSRA

New builds, developments and full replacements. We handle every step, from soil evaluation and permitting through final inspection, so you end up with a system that passes and lasts.

The short answer

A new septic system in the CSRA typically takes one to three days to install, but the real timeline is permitting. In South Carolina you need an SCDES construction permit, which starts with a $150 site evaluation, and the permit is good for five years once issued. In Georgia the county health department has 20 days to approve a completed application and the permit is good for 12 months. Carolina Septic handles the application on both sides of the river.

When you need a new septic system

Most installation calls we get fall into one of four situations. Knowing which one you're in changes the cost and the timeline more than anything else.

  • New construction. You're building on a lot with no sewer connection. The septic permit usually has to be in hand before the county will issue a building permit, so this needs to start earlier in your schedule than most people expect.
  • Buying raw land. The most expensive mistake in this business is buying a lot that won't perc. Not all property is suitable for a septic system, and South Carolina says so plainly. Have the soil looked at before you close, not after.
  • A failed system. The tank has collapsed, the drainfield is saturated, or the whole thing has aged out. Sometimes that's a drainfield replacement rather than a full system, and we'll tell you which.
  • Adding on. Finishing a basement, adding a bedroom, converting a garage. In South Carolina, if a change increases wastewater flow you have to apply and receive a permit before any alterations, not after. That one catches a lot of homeowners.

How the installation actually goes

    We come look at the property

    Free, no obligation. We walk the lot, look at where the house sits, where the well is, how much usable room there is, and what the ground looks like. You'll get a straight answer about whether this is going to be simple or complicated.

    Soil and site evaluation

    In South Carolina this is done by a certified SCDES evaluator or a licensed Professional Soil Classifier. Above the Fall Line, which runs right through Augusta, backhoe pits are required rather than just borings. This step decides what kind of system your lot can take.

    Permit application

    We prepare and submit it. In South Carolina that means the SCDES ePermitting portal with your plat, deed and property owner permission letter. In Georgia it goes to the county health department, and for Richmond, Columbia, McDuffie and Burke counties that's the East Central Health District.

    Permit issued with your system layout

    The permit comes back with the system type, tank size and where it goes on the property. If the soils won't support a conventional system, this is where an engineered design comes in.

    Installation

    Usually one to three days. Excavation, tank set, distribution box, laterals or chambers, gravel and fabric, then backfill and grade. We stage equipment to do as little damage to the rest of your yard as we can.

    Final inspection and approval

    Georgia requires a County Board of Health inspection before backfill, every time. South Carolina allows Tier 3 installers to self-inspect their own installations, which is one of the reasons our jobs don't sit waiting on an inspector's schedule.

Tank sizing, both states: the minimum is 1,000 gallons for a home with up to four bedrooms, plus 250 gallons for every bedroom above four. Georgia adds 50 percent to the required capacity if the house has a garbage grinder and requires a two-compartment tank. Commercial systems are sized from peak flow, not bedrooms.

Conventional or engineered? What decides it

Most lots take a conventional gravity system, and those are the cheapest and fastest to put in. Some lots don't. The soil evaluation makes that call, and in this part of the state it comes down to geology.

The Fall Line runs northeast across Georgia straight through Augusta. North and west of it you're in Piedmont clay. South and east you're in Coastal Plain sand with a shallower water table. South Carolina classes soils with massive or platy structure, or substantial expansible clays, as unsuitable, and SCDES states plainly that clay soils require more space for a system.

So on a clay lot you either need a bigger drainfield footprint, or the lot doesn't have the room and you go engineered. Same outcome on a small lot, because South Carolina also requires a usable repair area of at least 50 percent of the original system size held in reserve.

This is where Tier 3 matters. Standard 610 engineered systems in South Carolina can only be installed by a Tier 3 licensed installer. Tier 2 can't touch them. How much does a new septic system cost in the CSRA?
A conventional gravity system on good soil with adequate room sits at the low end. An engineered Standard 610 design on a clay or small lot costs substantially more because it needs an engineer's design, a licensed soil classifier's report, and more material. The biggest single driver is what your soil evaluation says. We give you a firm number after we've seen the property.
Do I need a permit to install a septic system in South Carolina?
Yes. A construction permit from SCDES is required before any new system goes in, and you must notify the department before replacing an existing system or its components. It starts with a site and soil evaluation, and the fee set by regulation is $150. Note that SCDHEC became SCDES in July 2024, so older guides online name the wrong agency.
How long is a septic permit good for?
In South Carolina, five years from issuance, as long as the physical character of the property hasn't changed. In Georgia, a construction permit is valid for no more than twelve months. That difference matters if you're a builder phasing lots.
Who does the soil evaluation, and what is a backhoe pit?
In South Carolina the evaluation is done by a certified SCDES staff member or a licensed Professional Soil Classifier. A backhoe pit is a dug pit rather than a hand boring, so the evaluator can see the full soil profile. Backhoe pits are required for all sites above the Fall Line, which runs through Augusta, so whether your parcel needs one genuinely depends on the address.
What size septic tank do I need?
Minimum 1,000 gallons for a home with up to four bedrooms, plus 250 gallons per bedroom above four. Same in South Carolina and Georgia. Georgia increases capacity by 50 percent for a garbage grinder and requires a two-compartment tank with the first compartment at least two thirds of the liquid capacity.
What if my lot fails the soil evaluation?
It usually means the soil won't accept effluent the way a conventional system needs, most often clay, shallow rock or a high water table. That often doesn't make the lot unbuildable. It means you need an engineered system, designed by a registered professional engineer working from a licensed soil classifier's report. Only Tier 3 installers may install those in South Carolina.
How far does a septic tank have to be from a well?
In South Carolina, 75 feet from a private well and 100 feet from a public well. Other setbacks: 5 feet from buildings, driveways and property lines, 75 feet from surface water at mean high water, 15 feet from an in-ground pool, and 25 feet from an upslope basement.
Do I need room for a second drainfield?
Yes. South Carolina requires new systems to have a usable repair or replacement area of at least 50 percent of the original system size held in reserve, and 100 percent for community systems. This is one of the most common reasons a small lot won't take a conventional system.
Do you install in Georgia too?
Yes. Georgia certifies both the company and the individual contractor, and out-of-state certifications are not recognized, so a contractor has to hold Georgia credentials specifically to work there. We do. Richmond, Columbia, McDuffie and Burke counties all permit through the East Central Health District.
How long does a septic system last?
A concrete tank can last 50 years or more. Pumps and controls are typically replaced every 10 to 20 years. Drainfields older than 25 to 30 years commonly lose effectiveness. Routine maintenance runs $250 to $500 every three to five years, versus $5,000 to $15,000 to repair or replace a failed conventional system, according to the EPA.
